밀리라니 쿠아헬라니 콘도 매매

JUST SOLD

밀릴라니 지역을 타겟으로 VA Loan으로 콘도를 구매하시려던 바이어께서 결국 2BD/2BA/2PK 의 아주 예쁜 콘도를 구매하셨습니다. 
이번 콘도 구매의 가장 큰 난점은  대부분의 매물에 오퍼를 넣을때 수요 보다는 공급 부족의 마켓 상황으로 인해 바이어 간의 경쟁이 치열했다는 점입니다. 




아래는 밀릴라니 지역의 마켓 현황입니다.
최근 일년간의 리스팅 중간가와 매매 가격 중간가의 차이를 나타내는 그래프입니다.
2014년 1월을 제외하고는 매매가격이 마켓에 내 놓은  가격 보다 훨씬 높습니다.
이것은 이지역의 주택 물량이 모자라서 마켓에 나온 매물들이 경쟁이 붙어 훨씬 비싸게 팔렸다는 결과입니다. 이추세는 당분간 계속될 것 같습니다.

Commentary - Ritz-Carlton Residences: 
Building and Site Features
Ritz-Carlton Residences is a luxury hotel-condo development to be completed in early 2016 by California based Pacrep LLC. Like the nearby
Trump Tower Waikiki, Ritz-Carlton Residences is a luxury branded hotel with full-featured resort condos instead of hotel rooms. The architect is by New York based Guerin Glass Architects (also responsible for Trump Tower Waikik and The Watermark). The general contractor Kobayashi Inc. is responsible for some of the best buildings in town (Hokua, Capitol Place, and Trump Tower).

The 38 story tower features 308 individually owned resort condos, 4 commercial units and a spa. The tower has three categories of resort condos according to floor height. The Deluxe Residences on floors 9-22 are the smallest. Grand residences on floors 23-32 are larger and have fewer units per floor. The Premier and Penthouse levels on floors 33-38 follow suit. As the building gets higher, the floors get wider and give the tower a slight leaning angle.

The central Waikiki location is very close to everything, yet it tends to be quieter with the park across the street and Luxury Row at 2100 Kalakaua shops as neighbors. Nearly all of the units in the tower will have views of the ocean over Fort DeRussy Park.

Common Areas for Residents
The ground floor lobby is behind Tiffany & Co. on Kaliamoku Street. There’s an arrival court with concierge, landscape with water features, and BLT Market a gourmet restaurant.

The 6th floor has an entertainment room, a Ritz Kids lounge, a fitness and wellness center and spa.

The 7th floor is the main reception and features famous Sushi Sho restaurant, 2 pools and spa.

Owners have a condominium management agreement with Ritz-Carlton that keeps the project running like a Superior 5-star hotel. Concierge services, in room dining, spa and fitness center, valet parking and more are included with ownership. However, some services like housekeeping, fresh towel service, and pre-arrival shopping are a la carte and available for a fee.

Individual owners may opt out of having their units in the hotel program or manage them on their own, but only by approved 3rd party agents.

Private Condo Features

The Ritz-Carlton Residences have all the comforts of home. All units have kitchens (with the exception of the studio units which have only kitchenette with a sink, 2 burner cooktop and under counter fridge). One bedroom units and larger all have ovens, dishwashers and full sized fridge. All units have washer dryers in unit. Or, you could skip the cooking and cleaning and order in-room dining and housekeeping!

All units have meticulously designed interiors and come fully furnished to Ritz-Carlton hotel standards. These condos are ready for the owner to live in down to the utensils.

Living rooms all have hardwood flooring and the grand residences have hardwood in the bedrooms. Lanais and bathrooms are tiled. All units feature floor to ceiling glass windows and generously sized lanais facing the ocean.

알라모아나 센터에 3억불 초호화 파크레인 콘도 프로젝트 공사 시작

Ultra-luxury condos at Hawaii's Ala Moana Center to start construction soon. 


알라모아나 샤핑센터에 현재 건축이 진행중인 블루밍데일 백화점 옆 자리에 3억불 상당의 고급 콘도 타워 건설 프로젝트가 드디어 낙성식을 거행하였다고 합니다.
아마 몇달 이내로 건축이 시작될 것 같습니다.
충 215개의 유닛이 들어서는 이 8층 상당의 건물은 아래의 2.5 층이 상가와 파킹장으로 쓰일 예정이고, 총 100피트 높이가 될 것으로 예상 됩니다.
주소는 1488 Ala Moana Blvd.이며, 콘도 명은 Park Lane, 유닛 사이즈는 850 스퀘어피트에서 6,000 스퀘어피트의 유닛들이 들어설 예정이라고 합니다.
아직 분양 가격은 미 공개 중입니다.
로케이션 상으로 알라모아나 공원과 바다를 정면으로 보는 아주 좋은 위치이며 샤핑몰안에 있는 콘도라서 분양이 시작되면 핫 아이템으로 상당히 인기가 있을 것으로 보입니다.
한편 2016년 완공 예정인 이 프로젝트와 상당히 가까운 위치에 카카아코 지역의 Ward Village 역시 호화 콘도로서 동일한 시기에 완공 예정입니다.
하워드 휴즈사가 마스터 플랜 Ward Villaged의 일차 프로젝트로 Anaha 콘도와 Waiea콘도는 현재 분양중으로 분양시작시에 이미 54%가 예약 매매가 된 상태에서 마켓에 출시되었습니다. 
2016년 완공이 되면 두 빌딩의 총 세대수는 약 900여 세대가 될 것입니다.

The Honolulu developers of the $300 million Park Lane Ala Moana project, a row of seven ultra-luxury, condominium towers planned for what is now a parking area at Ala Moana Center held a ground blessing on Wednesday morning and plan to start construction within a couple of months, an executive from the development team told PBN.

Kathy Inouye, partner and chief operating officer of the Kobayashi Group LLC, which is developing the low-rise project along with The MacNaughton Group, BlackSand Capital and landowner General Growth Properties (NYSE: GGP), said prices for the 215 units in the project haven't been established.
“[The ground blessing] is something that we like to do to thank the different [partners] we are working with, [including] the contractor that’s working on the site,” she said.

Located at 1488 Ala Moana Blvd., the eight-story buildings, which will each be 100 feet tall and have 215 units that range in size from 850 square feet to 6,000 square feet, also will include two floors of residential parking, 2.5 floors of commercial parking and amenity spaces.
Park Lane Ala Moana, which will be built adjacent to the Bloomindale’s department store under construction at the state’s largest shopping mall that is undergoing a major redevelopment of its Ewa Wing, was first reported by PBN.
The project is scheduled to be completed in 2016.


Just a few blocks down the street, The Howard Hughes Corp. is preparing to start construction on Anaha, its second luxury condominium tower, which will be built on the former Pier 1 Imports site in Kakaako. The company said in its first-quarter earnings report in March that it had pre-sold 54 percent of the project, which includes 311 units.
“Over the last few months, sales have continued to progress,” Senior Vice President for Hawaii David Striph told PBN via email.
Last month, the developer broke ground on its Waiea luxury condo tower on a former surface parking lot fronting Ala Moana Boulevard, diagonally across from the Anaha site.
Both towers are part of the developer’s first phase of its Ward Village master plan, which calls for a total of more than 900 residential units.
